The Dwarka Expressway is the highway that links Dwarka in Delhi with Gurgaon, and the sectors along it are where much of the city's newer housing has been built. This guide explains how the corridor is laid out, what to ask before you buy, and where vastu fits in. Sector and project pages sit below it.
The Dwarka Expressway is a national highway built by the National Highways Authority of India. It runs from Dwarka in Delhi into Gurgaon and opened to traffic in 2024. On the Gurgaon side it passes a long run of residential sectors that were planned around it. That is why people talk about the corridor as one market rather than a set of separate neighbourhoods.
For a buyer, the road matters for two reasons. It is the way in and out, towards the airport side of Delhi at one end and the older parts of Gurgaon at the other. And it is the spine that the sectors hang off. A flat in Sector 102 and a plot in Sector 88 are both "on the expressway", but they are different products in different belts, and the questions to ask about each are different.
How the sectors are arranged
It helps to think of the corridor in three belts.
The north end, Sectors 99 to 113. The run of sectors closest to the Delhi border, where the larger apartment townships sit.
The middle belt, Sectors 102 to 113. Within that run, this belt is where the apartment projects we track are concentrated. Sector pages cover every sector we track, from 36A to 113.
The plots belt, Sector 37D and the 80s and 90s. Residential plots, builder floors and villas rather than high-rise towers. If you want to build your own home to a vastu plan, this is the part of the corridor to look at. The plots on Dwarka Expressway page goes deeper.
The belts overlap on paper because they describe position and product, not a strict list. Each sector page on this site carries the pin code, the housing type, the current rate band where the family has confirmed it, and a short vastu note on what buyers in that sector tend to run into.
Which sector is best?
This is the question we hear first, and it has no single answer. The best sector depends on what the home is for.
If you are moving in this year, look at sectors with completed towers and working roads inside them, not only a finished highway outside. If you have school-age children, sectors where schools and clinics are already open will suit daily life better than those still on the plan. If you want to build, the plots belt gives you orientation and layout from the first drawing. If you are renting out, sectors with offices and retail nearby find tenants faster, and units near the highway ramps are easier for a tenant to reach.
We would rather walk you through two or three sectors that fit your use than name one winner for everyone. Sector 102 and Sector 106 are not better or worse than each other; they are different answers to different questions. The FAQ further down answers the version of the question people ask Google.
What is the future of the corridor?
The road is complete. What comes next is the slower work of a neighbourhood filling in: schools, hospitals, offices, markets, and the internal roads that connect them. Some sectors are further along than others, and that difference will shape how each one feels to live in over the next few years.
We do not make price predictions. Nobody can promise the direction of a market, and a consultant who does is selling you something. What we can say is where the social infrastructure is already working, which projects have a delivery record, and which asking prices look out of step with the sector around them. Ask us that, sector by sector, and you will get a straight answer.
New projects or ready to move?
Both exist on the corridor and both have a place.
A ready flat lets you stand in the real unit, take a compass reading inside it, and move in on your own timeline. There is no construction risk, and the vastu check is on the finished layout rather than a drawing. What you give up is choice: the units left in a completed tower are the ones other buyers passed over, and sometimes there is a reason.
A new launch usually comes at a lower entry price and gives you a choice of unit and floor. That choice is where a vastu check does the most good. Picking the right unit in a tower before allotment is far easier than correcting the wrong one after possession. The trade-off is time, and the developer's track record, which we check before anything else.
Under-construction and ready inventory sit side by side in many sectors. The project cards below note the developer, the type of home and, where the family has confirmed it, the possession status. Where it is not confirmed, the card says nothing rather than guessing.
The vastu layer: why we check unit by unit
A tower has one orientation but it holds many layouts. The flat on the north-east corner of a floor and the flat on the south-west corner of the same floor open in different directions, put their kitchens and toilets in different zones, and behave differently on a vastu check. So we do not grade a project as a whole. We grade the units in it, and no status on this site is set from a portal or a listing; each one waits for the expert's confirmation and says so until it has it.
The check itself is practical. We take the floor plan, confirm north on site, and look at the entrance, the kitchen, the master bedroom, the toilets and whatever sits over the centre of the home. Most of what we find has a correction. Some things, like the direction a tower faces, cannot be changed, so the check belongs before you pay, not after. The pre-purchase vastu check is a fixed-price package for exactly this.
If you want a first pass on your own, the AI Vastu Check reads a floor plan and gives you a starting verdict that the expert then confirms. The article on what vastu-compliant means explains the grades we use, and vastu for flats covers what can and cannot be changed in an apartment.
How to use this guide
Start with the sector that fits your use, from the cards below.
Open the projects in that sector and note the vastu status on each.
Shortlist two or three units, not one, and send us the floor plans.
We check them, tell you which one to take and why, and stay with you through the paperwork and possession.

Rather than repeat the project list here, we keep one page that grades every project on the corridor by sector, explains how the grades are given, and puts the sectors side by side in one table. No status on it is taken from a portal; each one is set by the expert and marked as pending until confirmed.
Rates on the corridor differ by sector, by whether the unit is a plot, an under-construction flat or a ready one, and by the specific tower and floor. Portal averages blend all of that into one number, which is why they rarely match what a seller will actually take.
We quote from live deals. Where the family has confirmed a 2026 band for a sector, it appears on that sector's card and page. Where it has not, the page says "on request" and we talk: ask for the sector you are considering and we will tell you the range we are seeing this month and what sits behind it.
Questions people ask about the Dwarka Expressway
Is it good to invest in Dwarka Expressway?+
The corridor's connectivity is built and the market has moved from speculation to end use. Whether it is good for you depends on the sector, the project's delivery record and the price you pay. We will say no when a deal does not add up.
What is the price of Dwarka Expressway property?+
Rates differ by sector and by whether it is a plot, an under-construction flat or a ready one. Ask us for the current band in the sector you are considering; we quote from live deals, not portal averages.
Which sector of Gurgaon is best on Dwarka Expressway?+
There is no single best sector. Sectors 102 to 113 are the corridor's apartment belt; 37D and the sectors in the 80s and 90s carry plots and floors. Our corridor guide walks through each one.
Who is the most successful real estate agent?+
The one who tells you which property not to buy. Our advisory is built around a vastu check before you commit, a written brokerage rate, and staying with you through possession.
Which is the fastest growing area in Gurgaon?+
The sectors along the Dwarka Expressway are among the newest parts of Gurgaon, which is why the question comes up. Growth in supply is not the same as growth in value; the sector page notes explain the difference.
Who owns Dwarka Expressway?+
It is a national highway built by the National Highways Authority of India, linking Dwarka in Delhi with Gurgaon. The Gurgaon side runs past the sectors this site covers.
Which project is best on Dwarka Expressway?+
It depends on budget, ready or under construction, and how the specific unit is laid out. Two flats in the same tower can differ completely on vastu. Our sector-by-sector guide is the place to start.
What is the future of Dwarka Expressway?+
The road is open. The next phase is about which sectors mature first, not whether the expressway will work.
