Twenty years, two disciplines

The expert behind Vivant Properties has spent twenty years working in both vastu and property in Gurgaon. It is an unusual pairing, and it changes the advice. A vastu finding gets weighed against what the flat is worth, what a correction would cost and whether the family would live any differently for it. If a unit does not work, nobody is talked into it; the search moves on.

The home ground is Gurgaon, and inside it the Dwarka Expressway corridor, where much of the city's new housing is being built. The practice covers flats, builder floors, independent houses and plots, and on the commercial side offices, shops, clinics and factories.

How the practice works

There are two doors in. If you are choosing a home, the check comes before the deal: a pre-purchase vastu check on the shortlisted unit, a vastu-checked shortlist if you want the search handled, and a brokerage rate stated in writing before any site visit. If you already have a home or office and it feels off, the expert visits, takes a compass reading in every room and writes down what each placement does and what to do about it. That is the home vastu audit, and it is the core service.

Every service is a fixed package with a fixed price. The scope is listed on the pricing page and the price is confirmed in writing before any visit. It depends only on the type and size of the property, never on what the reading finds. Families outside Gurgaon, and NRIs, get the same method over a video call through the online consultation.

What you will hear, and what you will not

You will hear what a layout does. A kitchen in one corner behaves differently from a kitchen in another; a main door in one position on a wall works better than the same door two metres along. Each finding comes with a plain answer: leave it, adjust it, or correct it. Most corrections do not need demolition.

You will not hear that a room will bring trouble to your family. Vastu is a body of teaching about direction, light, air and the placement of rooms. It can be explained calmly, and that is how it is explained here.

What we do not do

• No astrology or numerology. The practice works on the layout of your space, not on birth charts or names. If you want an astrologer, we will say so rather than pretend.
• No fear. No talk of what a room will do to your family, no pressure to act today, no remedy sold before a proper compass reading has been taken.
• No 'it depends' on price. The package and its price are set before the visit, and the reading does not change them.
• No pushing a property. If a unit does not work for how you will live in it, we say so and move on to the next one.
