Vastu for flats

Yes, vastu applies to flats. The main door, kitchen, bedrooms, toilets and balcony each sit in a direction you can read from the plan with a compass. What differs from a house is how much you can change: the tower and wet areas are fixed, so check before you buy; corrections stay inside your walls.

Most vastu advice was written for a house on its own plot. A flat is different. Somebody else drew the plan, the tower faces the way the site allowed, and the kitchen and toilets sit on shafts shared with every floor. Vastu still applies. You are reading a plan you cannot redraw, so the work is choosing well and adjusting what is yours.

Does vastu apply to flats?

Yes. Vastu works on directions and zones, and a flat has both. Stand at the centre with a compass and the eight directions fall exactly as they do in a house. The main door, kitchen, master bedroom and toilets each sit in one of them, and each can be compared with its standard placement.

What a flat lacks is control over its surroundings. So the reading works on two layers: the tower and the unit's position in it, which you can only choose, and the rooms inside, where most corrections live. For the vocabulary, see what does vastu-compliant mean.

What can you change in a flat, and what can you not?

This question decides everything else. The table lists what is fixed once you sign and what stays adjustable after you move in.

What a flat fixes and what it leaves to you.
ElementFixed or adjustableWhat you can do
Tower orientation and facingFixedChoose at the buying stage. Compare units, not just towers.
Main door positionFixed in most societiesConfirm the spot on the plan before booking. Adjust the threshold and the light.
Kitchen locationFixed by the plumbing shaftSet the hob so you face east. Keep water away from the hob.
Toilets and bathroomsFixed by the shaftKeep doors closed and the room dry. Rearrange the rooms beside it.
Master bedroom and other bedroomsAdjustableChoose which room the couple uses. Swap uses to match the zones.
Balcony useAdjustableKeep it open. Do not enclose it without a look at the plan.
Centre of the flat (brahmasthan)AdjustableKeep it clear of heavy furniture and clutter.

Everything on the fixed side is decided before you pay. That is why a pre-purchase check is worth more than any correction after you move in.

Which entrance is good for a flat?

Stand inside the door facing out and note the direction. Doors from the north, east or north-east are the easiest to work with. A south or west door is not a problem in itself. What matters is where along that wall it sits, because the same wall has stronger and weaker positions.

In a flat the door is placed for the corridor, not the unit, so two flats in one tower can share an orientation and differ completely on the entrance. Check the door on the plan, not in the brochure. Our article on main door vastu for a flat goes wall by wall.

Which direction is best for the kitchen in a flat?

The south-east is the standard kitchen zone, with the north-west as second choice. In a flat the kitchen sits where the shaft runs, so take the location as given. The part you can set is the hob. Place it so the cook faces east, and keep the sink away from it.

A kitchen in the north-east is the placement we ask buyers to think hardest about, because it is fixed and it sits in the zone vastu keeps lightest. See kitchen direction as per vastu.

Which direction should bedrooms be in a flat?

Bedrooms give you the most freedom, because nothing is plumbed in. The south-west is the standard zone for the master bedroom, and in most tower layouts it is also the largest bedroom, so the two often line up. If they do not, choose by zone rather than size.

Children's rooms and studies do well in the north, east or west, and a guest room in the north-west. Set the bed so the head points south or east, with no beam above it and no mirror facing it. The bed direction article covers the rest.

Where should toilets be in a flat?

Toilets are the most fixed element in a flat. The standard zones are the north-west and the west, with the south also workable. The two placements we look at first are a toilet in the north-east and one at the centre of the plan.

You cannot move a toilet. You can keep its door closed, keep it dry and ventilated, and rearrange the room next to it so the pooja corner or the head of the bed is not against its wall. The toilet direction article lists the corrections zone by zone.

Does the balcony decide which way a flat faces?

A house faces the way its main door opens. In a flat the door usually opens onto an inner corridor, so people, and brochures, use the balcony instead. An "east facing flat" in a listing normally means the main balcony looks east.

For a vastu reading both matter. The door governs the entrance zone. The balcony governs where light and open space sit, and vastu prefers that open space in the north or east. Keep the balcony open, keep plants there, and think twice before enclosing it, especially in the north-east.

Is an east facing flat good as per vastu?

An east facing flat has its main balcony, and often its door, looking east. It is a comfortable orientation to buy: morning light in the living areas, open space on the east, and usually a kitchen in the south-east with bedrooms to the west or south-west.

Check on the plan that the door sits in the northern half of the east wall, that the kitchen is south-east rather than north-east, and that the toilet stack has not landed in the north-east. After you move in, keep the east balcony open and keep heavy storage to the south and west.

Is a north facing flat good as per vastu?

A north facing flat has its balcony or door towards the north. It is equally comfortable to buy, with softer light through the day. The usual layout puts the living room north, the kitchen south-east and the master bedroom south-west.

Check that the door sits in the eastern half of the north wall, that the toilet stack has stayed out of the north-east, and where the kitchen sits. After you move in, keep the north side open and light in colour, and put wardrobes and heavy furniture in the south-west.

Which floor is best for a flat as per vastu?

Vastu does not rank floor numbers. It looks at light, air and the layout of the unit, and any floor above ground can be a good home if the plan works.

Avoid a basement unit as living space, because it lacks light and air. And the plan repeats up the tower, so a toilet in the north-east on the fourth floor is there on the fourteenth too. The floor article takes this further.

How to check vastu before buying a flat?

You can do the first pass yourself with the plan and a compass app.

  1. Get the unit plan and ask for the north arrow. If there is none, stand at the centre of the sample flat with a compass app.
  2. Mark the eight directions on the plan and divide it into a rough grid of nine.
  3. Note which wall the main door opens from, and which part of that wall.
  4. Note the zones of the kitchen and the toilets.
  5. See whether any bedroom sits in the south-west.
  6. Look at the centre. It should be open, not a toilet, a store or a column.
  7. Compare two or three units in the same tower. They often differ more than the towers do.

The AI Vastu Check reads a floor plan and gives a first-pass verdict, with the expert's review following. For a shortlisted flat, the pre-purchase check on the pricing page gives a written verdict on what can and cannot be corrected. If you already live there, a home visit in Gurgaon or an online consultation does the same reading room by room.

A note for Dwarka Expressway buyers

The Dwarka Expressway sectors in Gurgaon are our home ground. The towers are new and the plans exist before the unit does. That means you can walk away from a layout that does not work before any money moves.

Towers there are set to the road and the site rather than to the compass, so the facing in the brochure needs confirming on the ground. And the same typical layout is reused across projects, so once you have read one plan you can read its cousins quickly. Our sector-by-sector guide to vastu-compliant flats lists the corridor's projects with the status of each, and the corridor guide covers the sectors.

Questions people ask

Does Vastu apply for flats?

Yes. The entrance, kitchen, bedrooms and toilets of a flat all have directions and all can be checked. Some things cannot be changed in a flat, which is why the check belongs before the purchase.

Is vastu shastra applicable for flats?

Yes, with sensible limits. The direction of the entrance, kitchen, master bedroom and toilets can all be checked and many can be corrected. What you cannot change is the tower's orientation, so it is worth checking before you buy.

How do I check the Vastu of my flat?

Stand at the centre of the flat with a compass, mark the eight directions on the plan, and compare each room with its zone. Our articles on the main door, kitchen and toilets explain each one.

Which direction is not good for flats?

There is no direction a flat cannot face. What matters is the layout inside: a south-west entrance, a kitchen in the north-east or a toilet in the north-east are the placements we look at first, and most have practical corrections.

Which floor number is lucky?

Vastu does not rank floors by luck. It looks at light, air and how the unit is laid out, and any floor can be a good home if the layout works. Choose the floor for the view and the living, and check the plan.
